Automated price estimates—like those you see on Zillow, Redfin, or Realtor.com—have become a go-to resource for curious homeowners and buyers. These estimates, powered by Automated Valuation Models (AVMs), pull data from public records, recent sales, and neighborhood trends to generate a quick snapshot of a home’s potential value. The appeal is obvious: they’re fast, free, and available at your fingertips. But how much trust should you put in these numbers?
AVMs work best in neighborhoods with lots of similar homes and recent sales. In these cases, the estimates can be surprisingly close to what a property might actually sell for. However, the system isn’t perfect. If the data is outdated, incomplete, or doesn’t reflect recent upgrades or unique features, the estimate can swing wide of the mark. For example, an algorithm can’t always account for a newly remodeled kitchen, a stunning backyard, or the charm that sets your home apart from the rest.
